What is a Land Surveyor Map?

OSGB36 / EPSG:27700 ≤ 1 m positional

A detailed digital map for survey and design, built from the latest OS MasterMap Topography Layer® and companion datasets. See buildings, kerb lines, boundaries, roads, vegetation and height data in one consistent, geo-referenced view for accurate CAD and GIS workflows.

  • Official OS data • Continuous update cycle
  • Compatible with AutoCAD, Revit, Civil 3D, QGIS, ArcGIS
  • Optional OS Terrain 5 contours & DTM for slope and cut/fill
  • GB coverage (England, Scotland, Wales). NI via OSNI.
Base Mapping
OS MasterMap Topography® • VML (1:10k) • OS Terrain 5 (DTM/Contours)
Accuracy & CRS
OSGB36 / BNG (EPSG:27700). Typical planimetric accuracy ≤ 1 m for MasterMap.
Formats
DWG, DXF, GML, GeoPackage (GPKG), GeoTIFF. PDFs available for portal/warrant packs.
Turnaround
Digital delivery in ~30 minutes (07:00–23:00, 7 days). Large jobs may vary.
Accuracy (MasterMap only): The ≤ 1 m positional accuracy figure applies to OS MasterMap® Topography Layer and not to other products (e.g., raster backdrops or aerial imagery). For OS MasterMap accuracy methodology and update cycles, see our article: OS MasterMap Accuracy – how it’s maintained.
Licensing
CAD/GIS data supplied under OS Data Licence – Internal Business Use (IBU) IBU. For council/portal PDFs use Printed Products Licence (see Planning Pack below).

CAD Workflow (DWG / DXF)

Editable vectors

Layered DWG/DXF for AutoCAD / Civil 3D / MicroStation. Ideal for setting-out, topographic overlays, red-line boundaries and construction detailing.

  • Clean feature layers (buildings, fences, kerbs, water, etc.)
  • True scale in OSGB36 (use UK coordinate templates)
  • Recommended for CAD: OS Height Data (DTM) for slopes, cut/fill and vertical design.
Typical scale use
1:200–1:1,000 design layouts; 1:2,500 for wider blocks.
Portal submissions
Export PDF from CAD or pair with Planning Pack (1:500 & 1:1250).
Covered by OS Data Licence – IBU IBU (internal, project-specific use; public publishing requires OS permission).

GIS Workflow (SHP / GPKG / GeoTIFF)

Spatial analysis

Georeferenced datasets for QGIS / ArcGIS to analyse utilities, access, constraints and terrain. Order by AOI (custom extract) or choose standard tiles.

Common analyses
Proximity & buffer, network/access, constraint overlays, slope/aspect.
Formats
SHP, GeoPackage, GeoTIFF, GML (OS schema). All in OSGB36 (EPSG:27700).
Covered by OS Data Licence – IBU IBU. For printable submissions, use Planning Pack PDFs.

Need Council-Compliant PDFs?

Printed Products Licence

When you need fast, compliant PDFs for planning portals or building warrants, use Basic Extracts:

Included
North arrow • Scale bar • OS licence number • Grid coordinates
Turnaround
~30 minutes by email (7 days). Extra prints require additional licence quantity.
Supplied under Printed Products Licence for immediate print/upload.

Quick FAQs

Surveyor focus

Where can I read about OS MasterMap accuracy?

See our guidance: OS MasterMap Accuracy (external). Note: Accuracy statements apply to MasterMap Topography only, not to raster backdrops or aerial imagery.

CAD vs GIS

CAD (DWG/DXF) for drafting & construction layouts; GIS (SHP/GPKG/GeoTIFF) for spatial analysis, constraints and terrain modelling.

3D & Terrain

For CAD use OS Height Data (DTM). For GIS choose OS Terrain 5 (AOI) or OS Terrain 5m Grid & Contours (Tiles).

Bespoke AOIs

Order custom AOI extracts for measured surveys or single-plot jobs.

General Asked Questions

Which coordinate system do you deliver in?

All CAD/GIS datasets ship in OSGB36 / British National Grid (EPSG:27700). If you need WGS 84 / Web Mercator outputs, tell us at checkout and we’ll advise on best-practice transformation.

How accurate is OS MasterMap for survey and design?

OS MasterMap Topography typically achieves ≤ ~1 m planimetric accuracy at large scales and is continuously maintained. This accuracy statement applies only to MasterMap Topography, not to raster backdrops or aerial imagery.

Read the methodology and update cycles here: OS MasterMap accuracy (external article).

What’s the difference between CAD and GIS deliverables?

CAD (DWG/DXF) = editable design geometry (layers for buildings, fences, kerbs, water, etc.), true-scale in OSGB36; ideal for setting-out, red-line boundaries and construction drawings.

GIS (SHP/GPKG/GeoTIFF) = geo-referenced layers/rasters for spatial analysis (buffers, network, terrain, constraints) across single or multiple sites.

Can I add height data for 3D and earthworks?

Yes. For CAD, add OS Height Data (DTM) to drive slopes and cut/fill. For GIS, use OS Terrain 5 (AOI, GeoTIFF) or OS Terrain 5m Grid & Contours (Tiles) for larger areas.

What tile and AOI options are available?

Order custom AOI extracts for exact survey boundaries via GIS MasterMap (AOI), or choose standard tiles:

Do you provide council-compliant PDFs for planning portals and building warrants?

Yes. Use our Planning Pack (1:500 & 1:1250) for ready-to-upload PDFs. Each plan includes north arrow, scale bar and OS licence number.

What licence applies to CAD/GIS data vs PDF extracts?

CAD/GIS data is supplied under the OS Data Licence – Internal Business Use (IBU)IBU (internal, project-specific use; named sub-contractors permitted where licensed; public publishing requires an OS Publishing Licence). PDF/image extracts are supplied under the Printed Products Licence for immediate print/portal upload.

How quickly will I get my order?

Typical turnaround is ~30 minutes (07:00–23:00, 7 days). Large multi-tile CAD/GIS jobs may take a little longer; we’ll advise if so.

Can I align survey control or transform to another CRS?

Yes. We can supply in OSGB36 or advise on transforming to your required CRS (e.g., OSGB36 / BNG - EPSG:27700). For survey control integration, provide your control points and target CRS at checkout.
