OS Planning Maps for Builders & Developers
Council-compliant Ordnance Survey mapping for building warrants, planning permission and site design — delivered fast and fully licensed.
Basic Extracts (PDF & Images)
Submission-ready plans for building warrants, planning applications and building control. Includes the essential 1:1250 Location Plan and a 1:500 Block/Site Plan to show context and detail.
- Accepted by UK councils, Building Standards and Land Registry
- Plans include north arrow, scale bar and grid coordinates
- Formats: PDF, JPG, PNG, TIFF, Word (DOCX)
- Optional Aerial imagery at 1:1250 and 1:2500 for visual context
Typical uses
- House extensions, garages, new-build plots
- Subdivisions and change-of-use applications
- Access/visibility, drainage & utilities context
- Building control and building warrant packs
Why this first?
It’s the simplest, quickest way to meet council requirements — then add CAD/GIS data if you need editable layers.
CAD Mapping (DWG / DXF)
Layered, true-scale OS MasterMap® for AutoCAD/MicroStation — ideal for site layouts, red-line overlays, drainage design and construction detailing.
- Fully layered DWG/DXF; clean, editable geometry
- Add optional DTM/contours for cut/fill or visibility
- Seamless with your Basic Extracts for submission packs
Best for
- Architects, engineers and survey teams
- Construction drawings and setting out
- Services coordination and red-line boundaries
Formats
DWG, DXF (true scale). Pair with PDF extracts for official submission copies.
GIS Data (SHP / GPKG / GeoTIFF)
Georeferenced datasets for QGIS/ArcGIS — analyse proximity, access, constraints, and overlay services across single sites or portfolios.
- Order by AOI (custom extract) or standard tiles
- MasterMap Topography, raster backdrops and Aerial GIS
- Formats: SHP, GPKG, GeoTIFF, GML
Use cases
- Multi-plot appraisals and access studies
- Constraints mapping (flood, heritage, services)*
- Portfolio dashboards and reporting
*Third-party thematic layers not included unless specified.
Tip
Start with Basic Extracts for the submission, then add GIS for deeper analysis where required.
Frequently Asked Questions
What type of map do I need for a building warrant or planning permission?
Most UK councils require a 1:1250 Location Plan to show your site in context and a 1:500 Block Plan for site-specific detail. Both are included in our OS Planning Pack, accepted for building warrants, planning permission and building-control submissions.
Are your planning maps council compliant?
Yes — every Basic Extract includes a north arrow, scale bar, Ordnance Survey licence number and national grid coordinates. All formats are fully compliant with Planning Portal and Building Standards requirements.
Can I include aerial imagery with my plans?
Absolutely. Choose from Aerial 1:1250 or Aerial 1:2500 for high-resolution site imagery. GIS users can also order Aerial GIS (AOI) data for QGIS/ArcGIS workflows.
What’s the difference between Basic Extracts and CAD/GIS mapping?
Basic Extracts are ready-to-print PDF or image files for planning submission. CAD Mapping (DWG/DXF) provides editable vector layers for design and red-line overlays. GIS Data (SHP/GPKG/GeoTIFF) delivers georeferenced datasets for analysis and multi-site assessment.
Which licence covers my mapping?
Basic Extracts are supplied under the Printed Products Licence — for immediate
print or upload to a planning portal.
CAD and GIS data are supplied under the OS Data Licence – Internal Business Use (IBU),
covering internal, project-specific design and analysis.
Can I open CAD or GIS files without specialist software?
Basic PDF and image maps open on any device. CAD formats (DWG/DXF) require software such as AutoCAD or MicroStation, while GIS formats (SHP/GPKG/GeoTIFF) are used in QGIS or ArcGIS.
Can developers order mapping for multiple plots or sites?
Yes — our system supports multi-site datasets for housing schemes and regional portfolios, supplied in a single consistent format for easy comparison and analysis.
Can I add contours or elevation data?
Yes — you can add OS Height Data (DTM) or contour overlays to your CAD or GIS order for topographic analysis, visibility studies, or drainage design.
How fast will I receive my mapping?
Orders are processed and emailed within ~30 minutes, 7 days a week (7 am – 11 pm). Larger CAD/GIS datasets may take slightly longer depending on file size and area coverage.
Can I share my mapping with contractors or consultants?
You can share CAD/GIS data under the IBU Licence with sub-contractors working on the same project, provided they are named under your licence. Redistribution or resale outside the project is not permitted.
