Location Plan, Visualisation & OS Real Estate Maps
OS real estate maps provide accurate digital mapping for property development, land acquisition and site visualisation. Combining Ordnance Survey’s authoritative base data with boundary and infrastructure context, they support planning, portfolio management, marketing and investment analysis. Supplied digitally, they work with CAD and GIS software, and integrate with CAD OS MasterMap and GIS platforms for seamless design and analysis.
Basic / Planning (PDF & Images)
Submission-ready maps for planning or Land Registry. Easy to view, print and annotate.
- Formats: PDF, JPEG, PNG, TIFF, Word (DOCX)
- Scales: 1:1250 (urban), 1:2500 (rural), 1:500 block plans
- North arrow, scale bar, OS licence text included
- Aerial imagery options available at 1:1250 and 1:2500 for high-resolution visual context
CAD (DWG / DXF)
Layered, editable mapping for AutoCAD/MicroStation. Ideal for precise drawing, overlays, cut/fill and site layouts.
- Formats: DWG, DXF (true scale, layered)
- Data: OS MasterMap Topography; optional contours/DTM
- Best for architects, engineers, survey & design teams
GIS (SHP / GPKG / GeoTIFF)
Georeferenced datasets for QGIS/ArcGIS analysis, theming and overlays. Great for appraisal, proximity and network analysis.
- Formats: SHP, GPKG, GeoTIFF, GML
- Order as AOI (custom area) or standard tiles
- Layers: MasterMap Topography, raster 25k/50k, aerial imagery
Licensing — Basic Plans vs CAD/GIS Data
We offer two straightforward licensing routes, depending on how you intend to use your Ordnance Survey mapping.
Basic Plans & Extracts (Printed Products Licence)
For planning or Land Registry submissions. Immediately ready to print or upload — no extra licensing needed.
- Single, immediate use for your stated purpose (e.g., planning submission)
- North arrow, scale bar, OS licence number on the plan
- Mark red/blue boundaries; annotate before submission
- Extra prints require extra licence quantity at checkout

CAD / GIS Data (OS Data Licence)
For editable mapping and analysis in professional software. Licensed for internal, project-specific use.
- Use in CAD/GIS (DWG/DXF, SHP/GPKG/GeoTIFF/GML) for your named project
- Term-based licence (e.g., 1–3 years) — renew/repurchase when expired
- Share with named sub-contractors on the same project (where permitted; form required)
- Not for resale/redistribution/other projects; public publishing requires OS Publishing Licence

Frequently Asked Questions
How current are the real estate maps supplied by UK Map Centre?
All mapping data is sourced directly from the latest Ordnance Survey updates, refreshed on a rolling basis. This ensures the most current building outlines, boundaries, roads, and terrain information for your selected area — ideal for planning, development, and real estate analysis.
Can I combine multiple OS datasets in one real estate map?
Yes. You can combine Ordnance Survey layers such as OS MasterMap® Topography, OS VectorMap Local, and OS Terrain 5 into a single dataset. This enables you to visualise land use, elevation, and infrastructure in one integrated real estate map.
What makes real estate maps different from standard planning maps?
While planning maps are designed for council submissions, real estate maps include enhanced context such as nearby amenities, infrastructure, and transport links. This helps property professionals assess site surroundings, local facilities, and development opportunities — supporting smarter, data-driven decisions.
Can I request maps for multiple properties or large developments?
Yes — multi-site and portfolio datasets are available. Developers and property managers can order consistent mapping for multiple plots or regional projects, supplied as one unified dataset for easier comparison and analysis across locations.
How accurate are the OS datasets used in maps for real estate?
All Ordnance Survey data used by UK Map Centre meets professional-grade accuracy — typically within a few centimetres — and is maintained under OS’s continuous revision programme.
Are aerial imagery maps available?
Yes — high-resolution Aerial Real Estate Maps are available at 1:1250 and 1:2500 for print/portal use, and as GIS Aerial (AOI) for analysis in QGIS/ArcGIS.
How do you create real estate maps?
Creating a map is simple using our online platform:
- Search by address, postcode, or coordinates to locate your site
- Select your preferred scale (1:1250, 1:2500, or custom)
- Choose your format: PDF, TIFF, DWG, DXF, or GeoTIFF
- Add optional layers such as contours or building outlines
- Complete checkout — your files are delivered by email within minutes
You can also request Bespoke Mapping for layered CAD or GIS datasets, property portfolios, or custom real estate mapping tools built for your workflow.
What licence do I need — Printed vs Data (IBU)?
Basic plans/extracts (PDF/JPEG etc.) are supplied under the Printed Products Licence — they’re ready to print or upload with planning and Land Registry submissions. Additional printed copies require additional licence quantity.
CAD/GIS data (DWG/DXF, SHP/GPKG/GeoTIFF/GML) is supplied under the OS Data Licence – Internal Business Use (IBU) IBU. This covers internal, project-specific use within your organisation (and, where permitted, sharing with named sub-contractors on the same project). It does not allow resale/redistribution or use on other projects; public publishing requires an OS Publishing Licence.

Can I use these maps for planning or investment reports?
Yes — all real estate maps are Ordnance Survey licensed and compliant for professional use. Printed/PDF outputs are suitable for planning submissions; CAD/GIS datasets support internal design and analysis under the IBU terms.
How quickly will I receive my map?
Orders are fulfilled digitally within ~30 minutes (7 days a week, 7am–11pm). Larger CAD/GIS datasets may take slightly longer depending on file size and complexity.
Do I need special software to use the maps?
No. PDF/image maps open on any device. For professionals, CAD (DWG/DXF) and GIS (SHP/GPKG/GeoTIFF) formats are available for AutoCAD, QGIS, and ArcGIS.
